The site is available to let on a 12 year head lease which will incorporate a 3 year Landlords Option to Break on service of a minimum 12 month notice period. Consideration will be given to appropriate financial compensation.
The lease will be outside to the LTA 54 Security of Tenure and Compensation Provisions.
Otherwise general lease terms will be on a full repairing an insuring basis and include:
Rental on application and subject to the intended use but subject to a rent review at year 3, 6 and 9 on an upwards only basis. Suitable deposit, guarantees and rental security will be required.
The lease will be none assignable.
The uses and lease user envisaged are within B1, B2 and B8 and possible sui generis but may be otherwise subject to planning approvals for change of use at tenants cost.
Tenant to be responsible for all operational site outgoings include None Domestic Rates and site security. Access will otherwise be permitted 365 days and 24/7. Any queries on NDR must be made to Enfield Council for appropriate guidance.
All health, safety, regulatory , and operational approvals are the responsibility of the tenant.
The tenant will also be expected to contribute to the wider site and location security costs as part of the overall business park management regime.
The proposed occupancy of the site is as a “meanwhile “ use in support of future redevelopment in connection with the Meridian Water Project
A more complete set of proposed lease terms will be made available prior to any formal offers process.
Ingoing tenant is to be responsible for the Council reasonable legal and surveying fees for this transaction, on completion, but via Undertaking on Costs prior to legal instruction.
